What is currently at the site?The site consists of a commercial plaza with nine retail units at-grade, and 2nd floor offices. There is surface level parking that wraps around the exterior of the site.

What is the future vision for this site?The future vision includes two residential buildings of 17 and 22 storeys connected by a mixed-use podium. 438 residential units and over 15,000 square feet of retail space are proposed, along with substantial public space improvements including a gateway plaza and improved site landscaping.

Will there be amenities in the new building?Yes. Nearly 20,000 square feet of indoor and outdoor amenity space is proposed, located on the first, second, and seventh floors.

How will the proposal address site access and congestion issues?The current vehicular access to the site will be moved further southwest along The Donway, reducing congestion and safety concerns at the primary intersection. A drop off and pickup circle will be added to reduce vehicles stopping alongside The Donway, and a new signalized intersection will be added at Marie Labatte Road to improve safety for everyone

What will happen to the existing businesses on site?First Capital will be working with the existing retail tenants on the future of this site. As a retail developer, we appreciate the value that our retailers provide for people in the neighbourhood. Part of our vision for the site is to continue to provide excellent shops and services that best serve the needs of the community. We are early in the planning process. If you have any suggestions for shops or services that you would like to see as part of the redevelopment, please let us know.

What other improvements are you making to the site?We want to create a strong visual presence at the corner of Lawrence Avenue and The Donway, and are proposing a gateway plaza with landscaping, lighting and seating. Further streetscape improvements will be made that surround the entire site.

What is the timing for this project?The original application for this proposal was submitted on July 22, 2022 to the City of Toronto for their review and comments, and a subsequent resubmission was made on June 29, 2023. This is a lengthy process; the review of the application takes approximately 2 years, and is subject to a decision by City Council. No construction would take place before all necessary approvals are received. We are committed to sharing the latest information as we proceed through this process.
